Introduction
If you have a large garden, have you considered building a house in it to maximise its value? In this Simple Guide, we will take you through each step of designing and building a new dwelling on your land.
Throughout this Simple Guide, we refer to a ‘house’, ‘dwelling’ or ‘home’ in your garden. This could also be a bungalow. We also use the term ‘architect’ to refer to your chosen designer, which can be substituted for their title if different.
What are you aiming to achieve?
There are several options open to you if you have a large garden with the potential to build on, including:
Selling both your existing home and the new plot with Planning Permission.
Remaining in your house and selling the plot with Planning Permission.
Building the new house in your garden and selling, renting, or providing it for a family member.
Building a new home for yourself and selling or renting your existing property.
Regardless of which option you choose, by obtaining Planning Permission on your existing land for a new home, you will significantly increase the value of your plot with a relatively low initial outlay. This will affect the value of your existing home, but this should be minimal. Check with your local estate agent to get a full idea of the values before you decide how you want to proceed.
If you intend to sell the additional plot and remain in your own home or build it yourself, be aware that you will be living next to a building site for 9 to 12 months.
