Replacement Bungalow in St Hilary

A modern house replacing a bungalow damaged beyond repair in Cornish parish St Hilary


Damage caused by damp penetration gave the new buyers of this bungalow in St Hilary little choice but to demolish the existing property and build a replacement dwelling.

The clients sought professional advice from a structural engineer, who recommended the demolition of the original property. They then submitted a Pre-Application Enquiry to Cornwall Council and had a supportive response to the proposal.

It was at this stage that they approached 3HW about the project. We designed a spacious three-bedroom replacement bungalow, with an open plan living/kitchen/dining area.

The client was particularly keen to take advantage of the stunning views of Cornish farmland and the parish church beyond the site. To this end, 3HW added full length windows and doors to the rear elevation of the proposed dwelling. These open onto the patio and garden beyond and allow the residents to enjoy the views year-round.

3HW also had to be conscious of the fact that this dwelling, like many others in Cornwall, sits in a World Heritage Site. As such, it was vital that the replacement dwelling did not dominate the scenery. The approved replacement dwelling is larger in size, but remains a bungalow, allowing it to be non-intrusive on the surrounding landscape.

Planning Approval for the replacement dwelling was granted in January 2020. Works on the dwelling were completed at the end of 2022.


3HW took on the role of Contract Admin during the construction stages of this project. We supported the client and builders throught the duration of the build. Among other responsibilities, we visited the site weekly and produced monthly valuations of work undertaken and agreed with the builder.
