A modern house replacing a delapidated bungalow on the banks of the river Helford


The brief for this project was to remove a small, dilapidated, 1930’s bungalow from a beautiful site along the Helford River, replacing it with a contemporary family home. Utilising the incredible views and natural features of the site, the developed design provides a clean, modern aesthetic, incorporating echoes of Art Deco styling with contemporary detailing to create this six-bedroom property.

Utilising the natural slope of the site, an undercroft was created. This provides three bedrooms, a game room and plant room, all in a traditional masonry structure and faced with locally sourced stone. The upper floors are of timber frame and block render construction. Living areas, a utility space, and a double garage make up the ground floor, with bedrooms and bathrooms on the first floor, organised around a central hall and staircase.

The view of the property as you approach from the driveway is one of a traditional two-storey house. The property opens out to the back with balconies and BBQ areas over a landscaped lawn, patio, secluded private boat mooring and slipway, making the most of those stunning riverside vistas.

Underfloor heating is provided on all floors, linked to three ground source boreholes with solar thermal panels providing hot water top up. The house also benefits from an integrated audio-visual installation, providing connectivity throughout the property.
