Barn Conversion in St Agnes


For this project, 3HW were appointed to convert a derelict barn into a 2-bedroom property as part of the redevelopment of an area of land outside the village of St Agnes. The design created looked to utilise as much of the original barn as possible, with the two-bedrooms, stairs, WC and bathroom all located within the existing structure. An extension to the barn allowed for extra space and amenities, housing an open plan lounge/kitchen/diner and a spacious main entrance to the property.

It was key, throughout this project, to ensure that the new dwelling did not dramatically affect the surrounding rural environment and its inhabitants. 3HW worked closely with ecologists to ensure the impact this project had on the environment would be minimal. One example of this was the bats who, previous to this project, lived in the barn itself. To ensure that these bats were not displaced, under the ecologist’s guidance, 3HW designed a structure to the west of the barn, providing them with an alternative roosting and forage area.

It was also important to consider how the existing barn could be incorporated into the design, whilst keeping its integrity. A green roof was added to the design to ensure the dwelling would not cause a dramatic visual impact on the surrounding area. Additionally, the new elements of the barn conversion have been made from timber, which will be allowed to silver and weather over time, ensuring that these new elements are not striking against the original structure, maintaining the aesthetic of the existing barn.

This project not only created a new dwelling in the area, but is helping to preserve the original barn, which, if left derelict, would have likely been lost.

This project is currently under construction, having gained a positive Pre-App response and planning approval.
